Buying Real Estate In Vancouver

Buying Vancouver Real Estate: The Process

STEP 1: GETTING PRE-APPROVED FOR A MORTGAGE 

If you require financing, finding a mortgage specialist and getting pre-approval is an essential first step. Starting here helps set expectations in terms of what you can afford and will help me narrow down the search. If you need help getting started, I’m happy to recommend top mortgage specialists.

 

STEP 2: FINDING A HOME

It’s time to develop your list of wants and needs. We’ll discuss what’s really important to you (The neighbourhood? The building? The home?) and use that list to help find the right property for you

 

Tracking down a new home or investment property in Vancouver takes time and can seem overwhelming, especially with new properties coming to the market every day. Luckily, my instant access to all Vancouver real estate and complimentary buying services are readily available to help you find your perfect property.

 

I’ll organize a tour of the properties on your shortlist at a time that is convenient for you. Tours take place over one or more days to allow you to narrow down your search.

 

STEP 3: THE OFFER

You’ve found your dream home, which means it’s time to place an offer! Your offer will include your proposed purchase price, closing date (the date you’ll take possession of your new property), and conditions. Conditions can include contingencies like your ability to secure financing, the results of a home inspection, and the inclusion of certain items, like appliances, window treatments, or light fixtures. 

 

Once your offer is accepted by the seller, it is time for some final work. You’ll need to:

  • Do your due diligence and have the home inspected
  • Read all of the strata documentation if you are buying in a condo or townhome development
  • Secure your mortgage financing
  • Find a lawyer or notary

Once the conditions have been satisfied and subjects have been removed, a firm and binding contract exists, which means you have legally agreed to buy the home! Your deposit is paid into the trust account at my brokerage within 24 hours of the contract becoming firm. 

 

STEP 4: CLOSING TIME AND MOVING IN!

Completion usually takes place two to six weeks after the subjects are removed. Then, the balance of the purchase price is paid to the seller and the title is transferred to the buyer (that’s you!) at the lawyer or notary. You are now the proud owner of your new Vancouver home — congratulations!

 

On Possession Day, you get the keys to your new home. I will be delighted to provide you with post-closing services, including assisting with your move and more.
